Roof rot from trapped moisture under closed cell foam
Why it happens here
Closed cell foam forms a waterproof layer on the underside of the roof deck. In Kenley's older properties with original felt and clay tiles, any moisture that gets in cannot escape, so the battens and rafters stay wet and start to decay.
Our approach
We remove the foam completely, inspect the timbers with a thermal imaging camera and replace any battens that have gone soft. Where the felt is compromised we re-lay it before finishing so the roof can breathe again.
